In July 2023, there was an increase in housing sales in new buildings in Moscow: in sq. m, the increase was 25% compared to the same period in 2022, compared to the previous month – 5%. This was reported to Izvestia in the Level Group on August 15.
“In July 2022, sales were well below the level of 2021, which indicates an increase in demand against the backdrop of a decrease in buying activity last year. Comparing the figures for July 2023 and July 2021, we see that the dynamics of demand in sq. m is comparable, ”the experts noted.
At the same time, in total for seven months, the growth in the volume of real estate sold was small and fixed at around 3%, while the growth in mortgage transactions over the same period amounted to 20%.
As noted, in July, the positive dynamics of sales was observed in almost all leaders of the real estate market, with the exception of a few players. One of the reasons for such indicators is called summer marketing promotions and special offers from developers.
In addition, Level Group analysts drew attention to the reduction in the volume of new housing supply entering the market in sq. m: compared to January-July 2022, the design area of buildings put on the market in January-July 2023 decreased by 43.5%, amounting to 1.9 million square meters. m.
Since the beginning of this year, 43 new complexes with a total living area of 3.3 million square meters have appeared on the real estate market. m – 12% less than the same period in 2022.
